A native's guide to communities, schools, commutes, and the tradeoffs that matter.
If you’re relocating to Silicon Valley from another state or country, the learning curve can feel steep. Neighborhoods that look similar on a map can trade at very different prices. School district lines matter deeply. Commutes that look like twelve miles can be fifty minutes at the wrong time of day. The Seven Cities Jessica Serves

- Los Altos ($2.8M–$10M+) — Walkable downtown, top schools, Peninsula feel. Best for families prioritizing community.
- Los Altos Hills ($4M–$21M+) — One-acre minimums, no commercial, ultimate privacy. Estate tier.
- Saratoga ($2.2M–$15M+) — Saratoga High, foothill estates, wine-country feel. Schools-first luxury.
- San Jose ($700K–$8M+) — The widest range. Twenty-two distinct neighborhoods from Willow Glen bungalows to Silver Creek estates.
- Mountain View ($1.5M–$5M) — Google/NASA adjacent, Castro Street, Eichlers. Tech-professional central.
- Los Gatos ($1.5M–$8M+) — Netflix HQ, Victorian downtown, hillside estates.
- Campbell ($1.3M–$2.5M) — Walkable small-town downtown, Craftsman bungalows, accessible entry.
Schools: The Single Biggest Variable
If you have school-age children, Silicon Valley schools will dictate more of your home-buying decision than almost anything else. The major districts differ meaningfully in ratings, style, and culture:
- Palo Alto Unified (Gunn, Paly) — elite academics, intense culture.
- Los Altos / MVLA — top-ranked, balanced culture.
- Saratoga Union / LGSUHSD — Saratoga High, Los Gatos High — top STEM/AP.
- Fremont Union HSD — Lynbrook, Cupertino, Homestead — highly ranked.
- San Jose Unified — variable by zone; Willow Glen, Leland, Lincoln are standouts.
Attendance boundaries can change, and some neighborhoods split districts mid-block. Jessica verifies school assignment on every address, not just the listing’s claim.
The #1 mistake relocation buyers make: trusting a listing's school information without verifying. Two homes on the same street can feed into different elementary schools. Always double-check.

Commutes: The Math of Silicon Valley Distances
Three principles for thinking about commute here:
- Peak-hour distance is the only distance that matters. What looks like a 12-minute drive on Google Maps is often 45 minutes at 8:30am.
- El Camino and 101 are frequently slower than they look. 280 is almost always the better choice when available.
- CalTrain is a strategic asset. Mountain View, Menlo Park, San Mateo, and downtown San Jose all have stations. For SF-commuting buyers, CalTrain-adjacent homes retain value.
For tech professionals: if your office is in Mountain View, Palo Alto, or Menlo Park, the sweet spot is typically Los Altos, Mountain View, or Willow Glen. If it's south — Cupertino, San Jose — Saratoga, Campbell, or Los Gatos make more sense.
